Hyde hasn't always been the way he is. It's not that he hasn't always been alive; it's just that he hasn't always had a body of his own. Brought into the physical realm by black magic, he originally shared Jekyll's body and mind, not having the power to do anything more than mildly influencing his thoughts and actions. Jekyll was aware of his presence and, seeking freedom from his mental partner, began to dabble in forbidden magic to find a way to separate himself from the monster.
It worked. All at once, searing pain shot through Hyde, and he was ripped from Jekyll in a harsh flash of light. Each limb felt as if it were on fire, and his head was pounding - but he didn't care. He felt pain, yes, but that meant that he had a body.
One thing, however, always comes at the price of another. He gained a body, but lost his sanity. Somewhat begrudgingly, he now occupies the apartment in the floor above Jekyll.
